Foreign buyers commonly use a Mexican bank trust, or fideicomiso, to hold residential property in the restricted zone. It is the normal, well-established, government-regulated way to own property here. Our team can coordinate the purchase documentation and closing keeping the whole purchase simple and stress-free. You are also free to use your own lawyer if you prefer.

You pick residence 401 or 402. We prepare a simple reservation agreement, and a small deposit holds the home in your name so no one else can take it.

Review and sign
WHITEBOX prepares the purchase contract and walks you through its terms. You can sign in person or remotely, whichever is easiest for you.

Transfer the funds
Payments are made by international bank transfer to the account specified in your purchase documents. We’ll explain each step and provide the details you need before you transfer funds.

Bank trust and closing
WHITEBOX coordinates the bank trust and notary closing, and guides you through the required paperwork. You can complete the process remotely.
- 05
Receive your keys
Once your condo is ready, we’ll arrange the handover and give you the keys.

Common questions
Can I buy without flying to Mexico?
Yes. In many cases, you can complete the purchase remotely using a power of attorney. Our team will guide you through the process and coordinate with the notary. We can also show you the residence on a live video call.
What are the total costs?
Each residence is USD $398,000. Closing costs are approximately 8% of the purchase price and cover the bank trust, notary, taxes, and fees. Monthly building maintenance is MXN $7,240, including the reserve fund.
When can I move in?
This year. Both residences will be ready to move into this year.
